Nestled in the rolling hills of Poppi, this elegant villa offers the perfect blend of tradition, comfort, and privacy. The villa accommodates up to 28 guests across 14 double bedrooms, each with private bathrooms, TV, and safe. Interiors are divided into a central body and two side wings, all designed for privacy and comfort.

•Bedrooms: 14 double rooms, all air-conditioned and equipped with TVs and safes.
•Bathrooms: 14 private bathrooms with showers, plus service bathrooms.
•Living spaces: Large lounge with fireplace and Smart TV, dining room with access to the garden, and multiple fully equipped kitchens.
•Spa & Wellness: Private spa with panoramic view, Jacuzzi for 10, sauna, steam bath, and emotional shower (reservation required).
•Outdoors: 4,000 m² enclosed garden, illuminated private pool (10x5m), sun loungers, gazebos, loggias for outdoor dining, BBQ area, basketball hoop, table tennis, trampoline, and foosball.
•Amenities: Wi-Fi, washing machine, dryer, dishwasher, coffee machines (espresso, moka, American), air conditioning, central heating, parking on property.
•Experiences: Alfresco dinners under the loggia, poolside relaxation, or a sunset aperitivo surrounded by cypresses and Tuscan hills.

INCLUDED IN THE PRICE: The rental rate includes bed, bath, and kitchen linens (changed weekly), Wi-Fi connection, electricity (except air conditioning), water, and gas (except heating). Also provided are three highchairs and three baby cots for families traveling with children.

NOT INCLUDED IN THE PRICE:
The following mandatory fees are to be paid in cash upon arrival:
•Final cleaning: €500 per booking
•Refundable security deposit: €900 per booking
•Tourist tax: €2.00 per person per day
•Heating (from November to April): €500 per week
•Air conditioning: €350 per week
•SPA access: €300 per day or €1,000 per week (upon request, payable on site)
•Pet fee: €80 per week per animal
